Cocoa Beach, Fl

Besides the show "I Dream of Jeanie", does anyone know anything about Cocoa Beach Florida? I'm thinking about moving there, but since I've never been there I was wondering if anybody knew that area and if it was a decent place to live? I've been surfin' realtor.com and did a search in Fl and found homes in that area relatively inexpensive compared to where I live now. If I was to sell my home and move there I'd walk away from where I'm living now with enough to by a nice home on the waterfront. Does anyone know anything about Cocoa Beach FL.

Been there a time or two. It's an hour or so drive from Orlando, not really much to it which probably explains the cost of living. If you like a small town type atmosphere while still being fairly close to a major city, and don't mind that it's not the nicest part of Florida to live in, it's not a bad place to settle down.

You might want to look into how hurricane-prone the area is tho.

Waterfront is bad. If any hurricane comes through, you lose your house. Storm surge does you in.

Decent place to live? YES!!! Only if you like paradise, though! The east coast of Florida has become really built up compared to the west coast. If you really want a realtor connection, PM me, because one of my bigger customers is Century21 Realtors. Of course I am on the west coast, but the realtors I know have connections with all C21 offices (one of mine was the #3 in the country and #1 in Florida last year). Kineda and a few others are/or were east coasters, though, and, I think (theory) that Ya_know is an east coast Floridian. Perhaps wait for thier input, or PM? Whatever or wherever you choose, it all comes down to big city life or rural. Rural is rare on the east coast, prevalent on the west coast, Rural is what I prefer. That is what and where you have to make up your mind. If you want to be close to the "action", the the east coast of Florida is where you want to be. Come on jaeger, waterfront is bad??? If a major hurricane hits, it will hit miles inland as well. Remember the last one? And, if you're going to base life decisons on acts of nature, or acts of people, where would YOU move to? Come on now, you're a Floridian, too.

Now I'm thinking about Hurricanes? Homestead FL got flattened a few years back didn't it? I like the idea of having the sun rise and set on either shore within walking distance from one another and from my home, but if there's a possibility that I'd get washed away I ain't too sure about that kind of move. Taxes are cheap enough there but how about the hurricane insurance? I'm sure that area gets evacuated each time there's a threat of a hurracane because the roads leading off the island flood over before the storm would hit. Mass histeria and then a free for all once the storm died down. I don't know if I could handle that. Now that I looked more at the overall map that Cocoa Beach is on, there are two military bases situated on either end of that island. Is the island patroled by military or civilian police? Things to ponder. Many questions to ask a realtor that they won't be to willing to answer, legally can't answer. I just lost my job so I'm looking for a cheaper place to live. With the equity I have built into the house I own now I could buy a nice place down south and basically support myself and my wife working at a supermarket or even gas station for that matter if I couldn't find a good job right away. But I don't want to lose everything I've built in equity to a storm. Do they even insure homes out on the islands and at what cost? Does anyone know?

We have wind and flood insurance. And, it is not that high. Especially if you are on higher ground with the flood insurance, or have a stilt home. Listen, if you are that worried about hurricanes, don't move here. Or, to any part of the east coast from Florida to Maryland. The west coast of Florida has a lower incidence of "hurricane" warnings and effect. Yeah, islands are harder to live on. Mine has one road off and on. We have MangoMania and the traffic backup is ridiculous even during major civic events or accidents!!! If there was a hurricane, I am staying home!!! I would rather be in my concrete/brick/stucco house, than on that road in my truck, stuck in traffic. This is where only YOU can decide!! Does the threat of a hurricane make you think twice about living here? Well, if it does, don't move here. Paranoia is NOT the way to live or enjoy life. Hey, move to the midwest and enjoy there tornado's, Or, the west coast and worry about earthquakes. Or.....you can worry all your life about alll sorts of things. Whatever...
If you want sunset and sundown in the same day, then the Keys are where you have to be. But, really expensive!!! And, jobs are harder to get.
So, do you want to move to Florida and want some leads, or what??? Only you can decide. My advice: the west coast!!!!!

As far as hurricanes hitting the states, the ones that get hit more often are Louisiana, and North and South Carolina. Sure, Homestead got hit pretty bad, but that was like 10 years ago, and they had water all around. They also got hit head on, that's rare for Florida, believe it or not. They usually rub the coasts, then hit north. Hell Texas has been hit with more hurricanes in the last few years then Florida…so don’t live in fear!

I still wouldn't suggest anything coastal. You can live 10 minutes from a beach and live a lot more comfortably price wise, and still get a bad a$$ home. I am sure that insurance prices are going to drop considerably for you then. But as Trip suggested, high ground is important. I think the highest point in all of the peninsula of FL is like 200 feet above sea level...that said, if the ice caps start melting, Florida will be the first to be under water... :eek2:

Cocoa Beach = nice sandy beach, warm water, small town, horrible crowds at spring break, lots of bikinis and did I mention small town.

And yes, I would base minor things like where I choose to live on trivial minutae such as the possibility of severe weather and the nature of the population. I guess thats part of why I live on the high ground in a quiet suburb in Hillsborough. FYI, living on the waterfront or living thirty minutes inland is the difference between a mandatory evactuation and just having to prepare for a hurricane.

Technically it's the rain, inland - that does the most damage.

Actually I'm looking to move to the Tampa / St. Pete area. I have friends in New Port Richey area. I love that area.

Yes, in fact, my island would be evacuated as part of a Cat three because of the storm surge. But, I doubt I would leave until Cat four was upon me. I would batten down the hatches and weather the storm. I live on what is called a ridge. The only small section of this island which does not require Flood Insurance. Not to say that is all that comforting.

My parents live on the waterfront and before they could even close on the House they had to get Hurricane Insurance! Yes Hurricane Insurance!!

I guess beach erosion isn't as bad over there as it is down here, cause that is another huge factor when looking at the beach houses here, that and the constant oil and tar in the nasty gulf waters.
